Legal Matters:
The Tenancy Agreement
This is a legally binding contract between the landlord and the tenant of a property containing the responsibilities and conditions of both parties.
Heron Estates will prepare a tenancy agreement to meet the needs of the owner, ensuring the requirements of the Housing Act 1988 are followed.
The Furniture and Furnishings (Fire)(Safety)
Regulations 1988 (Amended 1989 and 1993)
These regulations set standards of fire resistance for soft furnishings in your property. If you let your home all furnishings and bedding must meet these standards to ensure the tenant's safety.
Most new furniture bought after 1 March 1990 will meet the regulation standard and will bear a label to show this.
Gas Appliances (Installation and Use) Regulations 1994
These regulations were introduced to improve the design of gas appliances and make sure all gas appliances are checked for safety in rented property at least once a year.
A gas company or a Corgi registered engineer must carry out this check and records must be kept of all checks, dates of inspections and any problems found. Certificates will be given to the landlord, the tenant and one will be kept in our records.
Your Heron Estates Home Manager will remind you when this check is due and, if you wish, will organise this for you.
Electricity
Although not a legal requirement, Heron Estates can organise an electrical safety check on your property. This offers protection to both the landlord and the tenant and can be carried out on an annual basis.
