Landlord advice


 Do:

  • arrange to have your post redirected by the Post Office when you move out. Although most tenants will do their best to help, they have no responsibility to redirect your mail.
  • leave instructions and manuals for appliances handy, e.g. for washing machines, central heating, lawn mowers, etc. These can be very useful.
  • leave helpful notes advising when rubbish is collected and where milk and paper deliveries can be obtained
  • remember to set up service and maintenance agreements wherever you can
  • remember your property will be your tenants home for a minimum of six months. Try to make this as pleasant for them as you can.

Don't:

  • leave any items of sentimental value in your property. Accidents can happen with the most caring of tenants. Valuables can be locked in storage areas where the tenant has no access and we hold the keys for you.
  • forget to tell us about any service and maintenance agreements you have set up so we can use them when needed

Our service has been designed so you can let your home with the minimum of worry or stress.

Your Tenants
Your tenants will be thoroughly investigated by an independant referencing agency to ensure they are honest and trustworthy. References are obtained from employers and bankers together with proof of residency.

Inventory of Your Contents
A full and detailed inventory of your contents, fixtures and fittings will be prepared, together with a schedule of conditions. This will be agreed and signed by the tenant. This document forms the basis of the report produced when the tenant moves out.

Property Inspections
Here at Heron Estates we will check your property regularly and send you a report on the condition of your home. A Home Manager will visit your property at regular intervals throughout the tenancy.

Protection of your Property
It is the tenant's responsibility to keep the property and garden clean and tidy. For the safety of tenants and to avoid breakage through misuse, it is important to leave instructions and manuals for appliances, eg washing machines, central heating, vacuum cleaners, lawn mowers, etc.

Wherever possible we recommend all tenants take out a comprehensive Tenants Insurance Policy to cover damage to the property.

Repairs and Maintenance
Heron Estates will ensure repairs are carried out, when necessary.
A 24 hour manned property maintenance care line is available for tenants together with a dedicated line for non-urgent repairs. We will always ensure there is a genuine need before authorising any repairs to your property.

EPC - Energy Performance Certificate

As of 1st October 2008, legislation changed which requires Landlords to provide an EPC on their rental properties prior to marketing. These certificates will need to be renewed every ten years.
